Bayfair Shopping Centre: saving power and money.

Bayfair Shopping Centre has reduced its environmental impact using an effective energy management system.

AMP Capital – Bayfair has implemented an energy management strategy to reduce Bayfair Shopping Centre’s key impacts on the environment.  The overarching strategy has two levels: first, the strategy targeted the low hanging fruit to optimise the Centre’s energy consumption by utilising the current equipment, inside repairs, maintenance budgets and education.  Second, the strategy encompassed new initiatives with capital investment into building maintenance systems and new technology using collaboration to ensure maximum value.

A big part of the capital investment was a full centre LED retrofit, plus a full multi-story car park LED retrofit, in collaboration with Philips Electrical and EECA.

By reducing the energy consumption of the centre, the flow-on costs to tenants have been reduced at an operational level and to the assets owners at a capital level. The strategy is backed up with a comprehensive PR / communication strategy.

The innovation behind AMP Capital Bayfair’s energy management strategy is two-pronged.  It is the diversity and longevity of the energy management model that is in use.  Also, it is the culmination of a full-centre LED retrofit programme in collaboration with the Centre’s joint venture owners, EECA, Philips and the electrical contractor, making the shopping centre the first in New Zealand to go fully to LED.

The total projected savings of this initiative per year are $132,859.  This equates to an energy saving of 483,844 kWh, 64.8% less than the benchmark.  The project saving over the next ten years is forecasted at $1.7m.

Bayfair Shopping Centre was a finalist in the Energy Management category at the 2014 NZI National Sustainable Business Network Awards.
